At the beginning of 2026, the real estate market in Bologna continued to grow steadily. In the first three months of the year, the price of secondary housing increased by about 2%, and compared to the same period last year - by almost 8%. Now the average price of housing in the city is about 3.7 thousand euros per square meter. Such data are provided by the study idealista.

How prices are changing by districts of Bologna

Of the 15 districts analyzed, most have seen an increase in real estate prices. The most noticeable price increases were recorded in the following areas:

  • Murri — by more than 4%;
  • Borgo Panigale — by about 3.5%;
  • Costa Saragozza — about 3%.

Moderate growth was also noted in the Mazzini-Fossolo and San Donato-Fiera areas.

At the same time, some areas showed a price decrease. The most noticeable drop occurred in the San Mamolo-Colli area, where housing prices decreased by more than 6%. A decrease was also observed in the districts of Toscana-San Ruffillo, Navile-Corticella and San Vitale-Massarenti.

The most expensive districts of the city

The most prestigious and expensive remains the historic center of Bologna, where the average price of housing approaches 4.7 thousand euros per square meter.

Next come:

  • San Mamolo-Colli - about 4.6 thousand euros / m²;
  • Costa Saragozza - just above 4.1 thousand euros / m²;
  • Murri - about 4.1 thousand euros / m².

Navile-Corticella remains the most affordable of the areas under consideration, with the average housing price below 3,000 euros per square meter.

The situation in the province of Bologna

Property in the province also continues to rise in price. Prices rose by almost 3% over the quarter, and by approximately 9% over the year. The average cost of housing in the province now exceeds 2.5 thousand euros per square meter.

The most active growth was noted in the municipalities:

  • Minerbio;
  • Galliera;
  • Monterenzio;
  • Ozzano dell'Emilia.

At the same time, price reductions were recorded in Argelato, Gaggio Montano and Bentivoglio.

The most expensive suburb of Bologna remains San Lazzaro di Savena, where the price per square meter exceeds 3.2 thousand euros. Among the more affordable localities, Castel d'Aiano stands out, where housing costs less than 1 thousand euros per square meter.

General situation on the Italian market

In Italy as a whole, prices for secondary housing also continue to rise. In the first quarter, the average growth was about 1.5%, and the average property price approached 1.9 thousand euros per square meter.

Among the largest cities:

  • Rome showed growth of almost 2%;
  • Milan increased slightly, but remains the most expensive market in the country - more than 5 thousand euros / m²;
  • Naples showed a slight quarterly decline, although prices there still increased over the year.

Experts note that the market still maintains positive dynamics, but further development will depend on inflation, mortgage rates and the general economic situation in the country.
